We believe that living in a Granny Flat is no different to living in a house and that’s why Granny Flat Solutions design and build modern, comfortable, safe and most of all Granny Flats that are very comfortable to live in.

We welcome you to visit our showroom to give you the chance to see some of our inclusions first hand. Our showroom showcases our extensive range of coloured external cladding, bricks, roof tiles, wall and floor tiles, carpets, floorboards …. and the list goes on.

As Granny Flats are no longer restricted to plain off white exteriors and out-dated interiors, you will also get the opportunity to work with our Interior Designer to make your selection of colours, materials and finishes.

Standard Inclusions

EXTERNAL INCLUSIONS

Services ConnectionsSeparate Electrical and/or Gas meters to be installed and connected to existing systems & board. Water flow reader to be installed and connected to nearest existing cold water point. Sewer to connect to nearest line and stormwater to connect to nearest line. Phone and data cables provisions run to main house (owner to connect phone line after handover).

Floor Structure300mm concrete slab using 225mm waffle pods, suitable for Class M soil conditions (subject to Structural Engineer specifications) including concrete piers under slab.

Termite ControlPhysical termite matting protection under timber framing & collars for penetrations as per AS3660.

Wall, Ceiling & Roof Frames90mm timber frames for a rectangle or L-Shaped Granny Flat (maximum 1 valley roof) to meet AS1684 at 2450mm.

External Wall Façade Duratuff Vinyl Cladding in your choice of standard colours including sarking.

Pitched Roof Choice of colours from CSR Monier’s Elabana range of concrete roof tiles.   300mm eaves, Colorbond fascia, quad gutters & up to 3 x PVC downpipes.

Windows6 x Powder-coated aluminum sliding windows &  1 x sliding door all with keys, locks & fly-screen. All windows in standard glazing.

Hot Water System Electric Heat Pump Hot Water System or Instantaneous Gas Hot Water System.

INTERNAL INCLUSIONS

Interior Designer Free consultation with our in-house  Interior Designer for colour & material selections.

KitchenStraight Line or L-Shaped kitchen with 7m of overhead & under-bench laminate cupboards & 5m laminate bench-tops in your choice of colours in standard finishes. Cabinet draw handles. Tiled Splash-back. Stainless steel 1½ bowl sink & mixer.  60cm Electric oven, 4 burner stainless steel cooktop & 600mm slide out re-circulating range-hood.

Bathroom 750mm vanity, mixer, towel rail & flat edged mirror. Dual flush wc (toilet) with toilet roll holder.  Chrome framed glass shower screen, shower head & mixer. 3 in 1 light fan & heater. Wall tiling to 1.2m high and to 2.1m in shower. Laundry tub & mixer with hot & cold taps for washing machine.

Waterproofing – 2 coats of polyurethane waterproofing membrane applied to all wet areas.

Floor Coverings – Heavy duty stain resistant carpet to bedrooms and floor tiles to bathroom, kitchen & living areas.

Wardrobes 2 Door mirrored or plain aluminum sliding doors with shelves, drawers & hanging rails for each bedroom.

Electrical Internal distribution board with safety switch. 12 x Double power points & 6 x fluorescent oyster lights.  1 x External porch bunker light & 1 x sensor light installed. 1 x Hard wired smoke detector (with battery back-up). 1 x Telephone, TV & Internet point installed (not including antenna).

Wall & Ceiling Linings10mm smooth finished plasterboard to all internal walls & ceiling with Villaboard lining to the bathroom.  90mm coved cornices throughout.

Joinery Skirting & Architraves – 66x17mm pencil edge profile. 1 x Solid core 820mm entry door, lock & handle. 3 x Hollow core internal doors & handles.

InsulationExternal walls & ceiling insulated with glasswool batts or foil faced blanket, to the Granny Flat only, to comply with BCA.

Painting To all internal walls, ceilings, doors, skirting & architraves. Exterior paint for external eaves & door.

Final Clean Just prior to handover we will provide a thorough internal & external builders clean of your Granny Flat.
